Room rates cover the room, all meals and snacks, 24-hour supervision and caregiving, medication assistance, help with bathing, dressing, grooming, and mobility, housekeeping, laundry, and coordination with your loved one’s doctors, and pharmacy.
*Excludes personal items, incontinence supplies, toiletries, medication co-pays, and services from outside providers such as hospice, physical therapy, or podiatry. Final amount is based on your loved one’s level of care which is determined during an assessment

Medi-Cal and the Assisted Living Waiver
Genesis Manor accepts Medi-Cal through California’s Assisted Living Waiver, or ALW. This is the part most families don’t know exists.
The ALW lets someone who qualifies for nursing-home-level Medi-Cal receive that care in a licensed residential home like ours instead of an institution. Medi-Cal pays for the care and services. The resident is responsible for room and board, generally paid from their Social Security or other income.
General Eligibility
Our homes sit across two participating counties. Genesis Manor I and VI are in San Bernardino County. Genesis Manor II, IV, and V are in Los Angeles County. Both counties are among the 15 currently participating in the Assisted Living Waiver, so all five of our homes are eligible options.
Income and Asset Limits
As of April 2026, a single applicant can generally have monthly income up to roughly $1,836. California reinstated an asset test on January 1, 2026, currently $130,000 for an individual and $195,000 for a couple where both are applying. A primary home, one vehicle, household furnishings, and personal belongings are generally not counted.
Timeline
From first application to approval can run up to two years, and slots are limited. This is the single biggest reason to start before you are in a crisis.
The program is currently authorized through February 2029. These figures change, so confirm current numbers with a Care Coordination Agency or your county Medi-Cal office. Our administrators are glad to walk you through where to start.
VA Benefits
If your loved one is a veteran or the surviving spouse of one, VA Aid and Attendance can contribute meaningfully toward the cost of care in a residential home. It is a monthly, tax-free benefit added to a VA pension for those who need help with daily activities, and it applies to board and care homes like ours.
Most families assume they earn too much. Most are wrong.
Aid and Attendance is needs-based, but the VA subtracts unreimbursed medical expenses from your countable income before deciding. Care in a licensed residential home counts as an unreimbursed medical expense.
A resident paying our monthly rate has roughly $57,000 to $63,000 a year in qualifying care costs, depending on whether the room is shared or private. For most families, that offsets the majority of countable income, and the household that looked ineligible on paper turns out to qualify.
This is the single most common reason families never apply, and it is why Aid and Attendance goes so badly underused.
What to know before you start
The veteran must have served at least 90 days of active duty with at least one day during a recognized wartime period, and must not have a dishonorable discharge. There is a net worth limit that includes assets plus annual income but excludes the primary residence and one vehicle, and the VA reviews asset transfers made in the three years before application. Benefit amounts and the net worth limit are adjusted every December 1.
Current rates and limits are published at va.gov/pension/veterans-pension-rates. We accept VA benefits, and we can point you to an accredited VA claims agent who handles the application. Be aware that anyone charging you to file an initial claim is likely operating outside VA rules.
Long-Term Care Insurance
Most long-term care policies cover residential care in a licensed RCFE. Check your policy for the daily or monthly benefit amount, the elimination period, and whether it requires a licensed facility. We provide whatever documentation your carrier needs.
